The location is great (across from outlets, Kelseys and Costco. The location is very clean and the hot breakfast is excellent. Unfortunately for us the hot tub was not working while we were there.

Dog crying in the room across the hall, extremely loud. 10:00 pm, hotel staff said "what do you want me to do, we are a pet friendly hotel". "The guy is out for supper". Awesome, our whole floor gets to listen to a dog hysterically crying. I'm pet friendly too, and I would never let my dog sit and cry at a hotel while I was out eating dinner. How about you call the owner and let him know how upset his dog is? How about you actually try and do something instead of claiming your "pet friendly" and letting a dog scream for its owner for hours. Brutal, and the lack of care and head shaking from the front desk was a total slap in the face. Not even so much as an apology. I guess I'm crazy for thinking the fee I'm paying to stay here is for a good nights sleep. Brutal.

I stayed here last night while in Sudbury on business. The outside of the hotel is nice and clean, and there is lots of parking. The area is close to a bunch of shopping, coffee shops etc.
The entry of the hotel is clean and uncluttered and the front desk staff was friendly. My room was ready when I arrived. The room was a good size and clean. The bathroom was nice With a glass shower (although I prefer a door on my shower), and a rain head fixture.
I didn't partake of the free breakfast but did check it out. The area was clean and bright. I did have coffee which was good and hot. I would stay here again and would recommend to people staying in Sudbury.

Lovely hotel! We arrived on a busy night and could not find a room anywhere, luckily they had one room left. The hot breakfast is great, with lots of choices for everyone. The pool is nice however the floor around it is very very slippery ( they should get a carpet or something.) The staff are very nice. We like this hotel so much we came back for another night.

The staff was amazing friendly happy. The rooms were new and clean lots of places to charge your cell phones. I only really had two concerns with my visits. 1. The shower head very low pressure which is not a deal-breaker but an observation. 2. There was some confusion on the availability of coffee and juice through the entire day. When we checked in it was our understanding that it was available 24/7 coffee and juice. But after breakfast the juice was turned off and unavailable. The staff that was cleaning up after breakfast told my wife that she could either go get coffee elsewhere or go back upstairs to her room and get the Timothy's K-Cup that was in there and come back down and make a coffee. To me that did not feel like good customer service. What she should have said is I will put on a fresh pot as soon as I'm finished cleaning or if you'll give me a moment I'll start a fresh pot right now for you. She really made it feel like it was a big deal and an inconvenience for her to put a pot of coffee on. Other than those two things the rest of the experience was great. I would just recommend clarifying when those items are available.
